For the new Hines office at West Edge, Hines leaned into the idea that a comfortable, open plan with multiple breakout spaces—similar to those found within a family home—fosters the best work relationships and ultimately the best work product.

 

Upon entry, staff as well as prospective partners and investors are greeted by a central living room that serves as a gathering point. They’re invited to make an espresso at the coffee bar, sit at a banquette, or head to the kitchen to mingle around a large curved island for a bite to eat. Staff can venture into phone rooms to take calls, host meetings on the outdoor terrace, or sneak upstairs to the library for quiet heads-down time.

 

This project is situated in a highly visible and densley populated area, and our team remained flexible to overcome occupied building challenges that arose during construction. Hines’ neighboring tenant was simultaneously amid a construction project during this time, which required extensive coordination between HITT and the neighbor’s general contractor to ensure that both projects could progress with minimal disruptions to each other.
