Client Goals Organized by a soaring entry atrium opening to the forest and connecting all levels, the headquarters office was designed to host clients and visitors, seat C-suite leaders, and provide a new home to its 200 employees. Design Vision The privately nestled building features no public-facing branding on the exterior. The design intent was to show high quality craftsmanship in a modern, contemporary design aesthetic. Construction Focus The project shows absolutes in alignment can occur through the assembly of materials with vastly different tolerances and can occur at scale. This elevation of high-quality standards was produced by marrying an aesthetic demand to trade craftmanship. Elements Elements Elements Elements Elements Five-story Lobby and Atrium Interior finishes include traverstone stone, trowel-applied concrete column and beam finishing, and stretched fabric ceilings. Trophy-class Building Envelope The building envelope consists of a blend of unitized curtainwall with integrated stone, oversized glass lites, stone rainscreen, and custom oversized entrance doors. Full-service Custom Servery and Commerical Kitchen The Class A, full-service servery includes marble, custom stone millwork with glass, terrazzo flooring, and stone countertops that can cool or warm food once placed on it. As the design was being completed concurrently with construction, we facilitated the decision-making with all stakeholders. We understood the design as it was being developed in real-time and ensured that all the details were captured and ensured it could be built properly, the first time. Through our collected efforts, we were able to save 30 precent of the project costs through value engineering while completing the project on-time and within budget. Solution To prevent delays in schedule due to the significant coordination the atrium installation required, scaffolding was built within the space to allow subcontractors to frame and finish the atrium ceiling while work was completed on the first floor below installing stone and terrazzo. Challenge #2 Material sources for most of the public facing assemblies are European, requiring a significant amount of coordination to release on-schedule, due to long lead times. Solution HITT’s team traveled to source locations frequently to oversee the fabrication process, hand-select the perfect stones, and ensure schedule requirements were met. Challenge #3 The travertine stone was sourced from a single quarry in Italy and fabricated by the supplier who did not have enough stone and had limited capacity to meet our schedule. Solution The project team asked the fabricator to outsource part of the fabrication. While the original fabricator still owned fabrication, this created two lines of fabrication, allowing us to still meet the schedule. The envelope consists of a blend of unitized curtainwall with integrated stone, oversized glass lites, stone rainscreen, and custom oversized entrance doors. The enormous lobby allows natural light to fill almost the entirety of the building, as it connects all above-grade floors through its atrium. Interior finishes to the extensive five-story atrium detailing included stone fabricated to precise zero tolerance dimensions in Italy and dry-layed at the factory prior to shipping. The vast lobby atrium has a monumental stair leading to the conference rooms on the ground-floor of the building. All of the monumental stairs consisting of mitred and filled stone treads were manufactured to precise dimensions in Italy with hand-stitched leather handrails completed onsite along with glass smoke baffles. State-of-the-art Building This LEED Silver building features hand-selected materials from across the world. The stretched fabric ceilings, incorporated more than 5,000-sf of the single pieces stretched across open areas using scaffolding and lifts, with integrated light fixtures and ceiling devices and zero seams. Material sources for most of the exterior are European and required a significant amount of coordination to release on-schedule, due to long lead times. Travertine stone was sourced from a single quarry in Italy and fabricated by a single supplier with limited capacity to ensure consistency and quality. The interior is a blend of hand selected stone tiling on both floors and walls, stretched fabric ceilings, polished terrazzo, custom glass and stone millwork, LED lighting, custom furniture, and a European modular office front system with rolling glass doors.
